Commercial Incentives

The Town of Moosomin is offering tax incentives for new commercial construction.

Under the policy, new commercial building construction, and additions to commercial buildings with a building permit value of $150,000 or more, will have all property taxes on the value of the new building or the addition cancelled for the first year the building is complete.

The proposal for the tax incentive came from the town’s economic development committee. The committee is chaired by Murray Gray and Herb Doll. Having an incentive available for commercial development is a way to help offset the cost of construction that a new business is faced with by not having to pay property tax in their first full year of operation.

The Town of Rocanville offers a tax incentive program to support commercial and industrial development. This program provides property tax abatements on both the municipal and school portions of taxes for new construction projects. Existing businesses that expand may also qualify—if the expansion includes a tangible increase in property value and is approved by Town Council. However, the program does not apply to leased or rented properties, or to businesses taken over by new owners.

Eligible developments can receive:

  • 100% tax abatement in Year 1 and Year 2

  • 50% tax abatement in Year 3

To benefit, property owners must apply in writing before occupancy, and taxes not covered by the incentive must be paid by December 31 of the current year. If taxes aren't paid, the incentive won’t apply for that year. The concession remains valid only while the business is operating—if it closes, the incentive becomes void. In some cases, the tax concession may transfer to a new owner if the property is sold during the program period.

This program aims to encourage new development and business growth in Rocanville.
